New Construction Toxins: Why Brand New Homes Are Among the Most Toxic Places You Can Live

That "new home smell" is formaldehyde, isocyanates, and hundreds of VOCs releasing simultaneously from every surface in a house that has never been properly ventilated.

New homes can be 5–10× more polluted than outdoor air

    — U.S. Environmental Protection Agency

What Goes Into a Standard New Home

Spray polyurethane foam — isocyanates, amine catalysts, chemical flame retardants

    OSB & plywood sheathing — urea-formaldehyde resins

Fiberglass batt insulation — airborne glass fibers

Vinyl luxury plank flooring — phthalates and PVC

Synthetic carpet — 40+ chemicals including styrene and flame retardants

Standard drywall — synthetic gypsum, mold-prone paper facing

Conventional latex paint — VOCs, fungicides, biocides

MDF/particleboard cabinetry — highest formaldehyde emitters

Caulks and adhesives — VOC solvents off-gassing for months

New furniture — pressed wood with formaldehyde, synthetic flame retardants

Every one of these materials off-gasses simultaneously into a tightly sealed, energy-efficient new home designed to minimize air exchange with the outdoors.

    The Off-Gassing Timeline

New home off-gassing is most severe in the first six months to two years after construction. During this period, chemical concentrations in indoor air are at their highest. This is the period when families are most excited about their new home, spending the most time in it, and often moving in with newborns or young children.

After two years, off-gassing slows but does not stop. Formaldehyde continues releasing from pressed wood products for 20 years or more. Chemical flame retardants migrate continuously from furniture and carpet padding into house dust for the life of the material.

    Who Is Most at Risk

Children breathe more air relative to their body weight than adults and spend more time close to floors where heavier VOCs and flame retardant chemicals in dust concentrate. The EPA and CDC have both documented that children's developing neurological systems are disproportionately affected by VOC and formaldehyde exposure.

Pregnant women and their unborn children face documented risks including preterm birth, low birth weight, and fetal developmental effects from formaldehyde and endocrine-disrupting chemicals. Families with asthma or respiratory conditions face immediate health impacts from the VOC and particulate burden in new construction indoor air.

    What to Do

The most powerful thing you can do before moving into a new home is have it tested. Our Healthy Home Assessment identifies every toxic material category in the home, measures air quality, and delivers a prioritized plan for replacement.

For homeowners building new, the answer is specification:

    • Specify GaiaCrete® and hemp fiber batts instead of spray foam and fiberglass
    • Specify natural lime plaster instead of drywall
    • Specify VOC-free mineral paints
    • Specify solid wood flooring
    • Specify formaldehyde-free cabinetry

Every specification decision is a health decision for your family.

The new home smell does not have to be part of the experience. It only is because the industry has never been asked to do better. Mr Hemp House exists to change that.
